I had an absolutely **horrific experience** with **Manzo & Associates** during the closing of my property . As a **law firm and title company**, I expected professionalism, due diligence, and consumer protection, but unfortunately, that was not the case.

Their **lack of attention to detail and failure to use the most up-to-date tax information** caused a significant financial discrepancy in my tax proration. Despite having access to the **2024 TRIM Notice** (available nearly a month before closing), they used outdated tax figures that **did not reflect the actual taxes owed**. Additionally, they failed to properly account for a **2023 tax reassessment and penalty**, which could have been avoided with a simple call to the Property Appraiser’s Office.

When I brought this issue to their attention, instead of taking responsibility, they hid behind a **waiver they had me sign at closing**, stripping me of my right to seek adjustments—even though **their own negligence** caused the miscalculation. This is a **law firm that protects itself at the expense of the consumer**, leaving buyers and sellers financially vulnerable.

**BUYERS AND SELLERS BEWARE:** If you are considering using this title company, make sure you review every document carefully and do not assume they will act in your best interest. Their priority is **covering themselves, not protecting their clients**. A title company should facilitate a smooth, transparent closing process—not create financial stress for those they are supposed to serve.
