On 9/25/25, my husband and I entered into contract with Mr. John D. Mr. D. wanted to purchase our river property with a cash offer: In that offer, he offered to pay for all closing costs and any fees if we used the atty's office and affiliate title company that his daughter L.S. (legal assistant) works for Wolaver & Carter Law Office in Columbia TN. On 10/13/25, we received word that closing was scheduled on 10/24/25. Mr. D. sends me a message stating that he is just now reading the HOA bylaws and guidelines that were sent to him on 9/20/25 - (5 days before we entered into contact on 9/25/25). He stated he didn't like some of the rules and will not be buying the property. Our contract only had a 5 day inspection period that ended on 9/30/25 and had no other contingencies. I received an email from his daughter, Mr. Josh Hogan's legal assistant on 10/13/25, from her personal email requesting that I no longer use her work email or contact her at work for personal concerns with her father. In that same email, she sent an (unsigned) letter from her father stating that he is released from the contract based on 3 points of misrepresentation on my part in regards to the HOA bylaws. I sent back a letter to both Josh Hogan and Laura Fuller (affiliate title company) with a copy of the messages leading up to the contract to clarify that I did not in any way misrepresent any of the bylaws, and that is why I provided the bylaws to him 5 days (before) we entered into contract. I informed Laura Fuller and Josh Hogan (attorney who drew up the contract) at Wolaver & Carter Law Office that I do not agree with breaking the contract, I have not received anything in an official - signed - document capacity, the contract does not have any contingencies, has a clause that both parties must agree to any changes or modifications in writing with both parties signing to the edits, and that Mr. Doster was provided the bylaws before we entered contract. It was not my responsibility to understand and interpret the bylaws to Mr. Doster for his intended use of the property. I further stated that I will be there on the 24th to sign the paperwork as previously scheduled. The only response that I received was that there will not be a closing, and the escrow funds have been released. I was INFORMED that the escrow funds were released. I was not even given the opportunity to sign the escrow release document as stated according to TN law. I realized after the fact that when Mr. Josh Hogan drew up the contract that Mr. Doster's address was not included in the contract so I would have a very hard time getting his current address to have him served for litigation (also required by law).
I feel that the integrity of the contract was not upheld and enforced because an associates family member was involved. I feel that due process to dissolve a contract did not happen on a few different levels. I would not recommend this attorney, his office, or the affiliate title company if you enjoy the integrity of the law being upheld.

Mrs. Heffington and her staff were incredibly personable and professional. Wy wife and I made our will and Mrs. Heffington walked us through the process and was incredibly informative and caring.
