SLEAZY.

I will never purchase another property where this firm is handling the closing.

While this was admittedly a more complicated transaction involving a manufactured home title retirement, the amount of fees added to the settlement statement was excessive. What was most frustrating was that several fees appeared to have zero explanation or justification when questioned.

I fully understand that attorneys, title companies, and closing agents deserve to be compensated for their work. However, this organization is flying under the radar trying to take whatever they can from their "clients."

To be fair, after pushing back, they did agree to remove ONE of the $350 charges. However, even then, I never received a satisfactory explanation as to what that fee was actually for in the first place.

My advice to anyone using this firm is simple: review your HUD carefully and question every fee. Do not assume every charge is non-negotiable - Especially with this group...

Transparency matters, and unfortunately that was lacking in my experience. Again, I will never purchase another property where this firm is handling the closing.

Strongly not recommended.

Because of the seller requirement, I hired The Law Offices of Sam Maguire, Jr., P.C. for multiple real estate closings involving subject-to and seller-finance transactions. What followed was one of the most frustrating, reckless, and professionally incompetent experiences I’ve had in business.

This firm should not be trusted with complex transactions—or frankly, any transaction that requires accuracy.
Here are just a few of the issues we encountered (all documented in writing):

• Funds were disbursed before signatures were released and before all documents were finalized
• Multiple disbursement dates appeared across settlement statements and emails
• Settlement dates that were flat-out wrong
• Wrong property address on final settlement statements
• Wrong party listed as the insured on indemnity/title-related documents
• Incorrect seller-finance and balloon note terms that directly contradicted the purchase agreements
• Incorrect subordinate loan balances
• Outstanding utility balances completely ignored
• Revised cooperation agreements promised but never included in the final executed packages
• Settlement statements reused from prior, unrelated deals (yes, admitted in writing)

Even worse, a paralegal appeared to be running the entire closing with little to no attorney oversight.

These were not small typos. These were fundamental legal defects that could impact title, enforceability, financing, and future resale. In subject-to and seller-finance deals, precision is everything—and this firm demonstrated none.

We paid over $4,000 per transaction in attorney fees and were left doing damage control ourselves.

The State Bar of Georgia stated "After reviewing the facts presented, your grievance primarily raises legal questions of law that must be decided by a court of law, not by the State Bar in an ethical review process."

If you’re closing:
• a subject-to deal
• a seller-finance deal
• a wraparound mortgage
• anything even remotely non-standard

Run. Don’t walk.

This firm’s lack of competence, lack of oversight, and lack of accountability created unnecessary risk and stress that no client should have to endure.
