In 2020, my partner and I were buying a charming secluded house in the mountains around Boulder. Mountain properties are beautiful, and with the charm comes defects in title provenance, permits for wells, easements and US Forest Service boundaries. Even an experienced Boulder county realtor like the formidable Paul Dart at RE/MAX can't know all these things. Paul advised hiring Gina. I was reluctant, but did so, and she found things that helped us in negotating with the seller, and also will help us when it comes time to sell. We were able to proactively fix many things. OK - I can hear you saying "I'm experienced, and know what I'm doing". If you've had to engage a certified archaeologist, I'd say yeah, you're experienced. If not, you better hire Gina. And the icing on the cake? She found the original land grant from 1885 given by Grover Cleveland!
