**Disclosure: I was not Ryan Kian’s client. I was a tenant defendant in an unlawful-detainer case in which he represented the landlord’s LLC. This review is limited to my firsthand experience, attorney correspondence and the filed case documents.** Based on my experience as an opposing party, I would not hire Ryan Kian. Mr. Kian represented the landlord’s LLC in an eviction case against my entire family. He also represented a neighboring tenant in a separate civil-harassment restraining-order proceeding involving me. I found his involvement in both matters deeply concerning, although I am not claiming that a court or the State Bar found it improper. I also found portions of the eviction paperwork careless. The verification attached to the complaint was captioned for Calaveras County even though the eviction was filed in Los Angeles County. It also referred to the client using the unfinished placeholder “party name.” The discovery responses submitted by his office raised additional concerns for me. When my defense requested documents showing that the plaintiff owned the property, the response objected on “relevance” and stated that ownership information would be produced only if ordered by the court. When asked for the landlord’s policies and procedures for handling tenant nuisance complaints, the response was: “Objection. Overbroad and overly burdensome.” The same objection was made to a request for notices served during our tenancy. I was especially disturbed by the position taken against my entire family. The landlord’s opposition argued that people living together could be collectively responsible for one tenant’s conduct and criticized my elderly parents and sister because they had not “intervened to try and stop” me. The restraining order involved me, not the other members of my family. Nevertheless, when my defense requested documents supporting the termination of each relative’s tenancy because of my alleged conduct, the responses directed us to the restraining order against me. The discovery also identified a person described as being in the landlord’s “Maintenance Department” as someone who prepared or assisted in preparing the responses. The same person was identified elsewhere as a landlord’s agent with knowledge of the allegations and signed verifications under penalty of perjury. At the same time, the plaintiff objected to disclosing ownership information unless ordered by the court. In my opinion, the combination was troubling: an eviction against an entire family, reliance on one restraining order against one household member, an argument that relatives should have controlled an adult tenant, resistance to producing basic ownership information and broad objections to requests concerning nuisance policies and prior notices. Mr. Kian’s office also formally objected to my direct emails during the case and demanded that I stop contacting the office directly. I continued documenting contradictions and defending my family’s tenancy. The landlord later voluntarily dismissed the eviction before the court ruled on the pending challenge. I therefore would not describe the outcome as a courtroom victory by either attorney. This review reflects my personal experience and my interpretation of the filed record. I am not claiming that a court or disciplinary authority found that Mr. Kian committed misconduct, made intentionally false statements, filed an improper case or violated a professional rule. Readers should review the public filings and draw their own conclusions.

Attorney Kian and his staff are a god send. I appreciated the attentiveness and follow through his staff conveyed. This is not one of the law firms where the attorney was unreachable. The Kian Law Group walked with me throughout this entire process and always kept me updated about my case. 10/10 would recommend!

I contacted this law office after seeing an Instagram and website advertisement stating that no attorney fees were required unless a tenant was successfully evicted. During what was described as a free consultation, I was pressured to sign a retainer agreement while still on the phone and was immediately charged a $5,000 deposit. I asked if I could have my daughter review the agreement and get back to him the following Monday, December 1st, but was told I had to decide immediately because attorney time could not be reserved otherwise. The attorney emphasized a “flat fee” structure, yet important terms—including an additional $15,000 fee if the case went to trial—were not clearly disclosed during the consultation. I was not given adequate time to review the agreement before being required to sign. After reviewing the agreement more carefully later that day, I requested to cancel and asked for my deposit to be refunded. The firm agreed to terminate representation but refused to return the $5,000, despite no documents being reviewed, no filings made, and no eviction process initiated. I recommend that anyone considering this firm carefully review all fee terms in advance and avoid signing any agreement under time pressure.
