I called Lepera+Associates yesterday and the main partner (Mr. Joseph Lepera) very graciously answered the phone. He clarified a case regarding an unlawful detainer; as the landlord he advised me to pursue a small claims for payment by the tenant as opposed to waiting for the judge to approve the money judgement. The Court Clerk issued a possession judgment of the rental unit back to me so I'll just follow up with the Sheriff's Office for eviction of tenant by scheduling a lockout. The small claims route is in the interest of getting paid in lieu of the money judgment which is a lengthy process and the presiding judge is behaving capriciously. I'm sharing these details in the same spirit that Mr. Lepera shared this approach with me and done at no charge with just a phone call. If I need further legal assistance in this or any of the legal areas they cover, I'll definitely reach out to his law firm for the great expertise and great attitude in helping folks. This time I'll bug him to charge me for the advice and the services provided. Extremely happy with Mr. Lepera, they don't make them like they used to but found one of them here.
