If you're a landlord dealing with an eviction case, stay FAR AWAY from Yousef Monadjemi unless you want to waste your time, money, and risk losing your case due to gross incompetence. Hiring Yousef was, without a doubt, the worst decision I could have made, and I want to share my experience so that no one else falls into the same trap.
For reference, I own a single-family rental home in Los Angeles County, and my tenant had not paid rent for 4 months. This should have been a straightforward, open-and-shut case--a textbook At-Fault eviction for nonpayment of rent. Instead, thanks to Yousef's shocking lack of knowledge, failure to verify legal requirements, and complete disregard for due diligence, my case became a disaster that resulted in delays, financial loss, and unnecessary legal complications.
1. CLUELESS About Updated Eviction Laws
One of the most alarming things about Yousef is that he does NOT know updated local and state eviction laws. The laws in Los Angeles County changed starting January 1, 2025, and any competent eviction attorney should have been fully aware of these updates. Instead, Yousef proceeded to file my unlawful detainer lawsuit without verifying if the case was legally compliant, leading to a defective filing that would have guaranteed a loss in court.
2. REFUSES to Take Accountability for His Mistakes
When I confronted Yousef about his clear legal negligence, I even provided the exact section codes from the Los Angeles Housing Department (LAHD) to show him his failure to properly research and handle my case. Instead of taking accountability and fixing the issue, he gaslighted me and accused me of "harassment" for pointing out his incompetence.
3. TAKES YOUR MONEY - Then Tries to Abandon the Case
After demanding a refund for his completely unproductive and negligent work, Yousef refused to return a single cent. Instead of making things right, he tried to ABANDON the case entirely by filing a motion to relieve himself as my attorney. This is not only unprofessional but highly unethical--he took my money, failed to do his job, then tried to run away from the case when confronted.
4. COST ME TIME, MONEY, AND DELAYED MY EVICTION
Because of Yousef's incompetence, I now have to start the entire eviction process over from scratch, meaning:
More lost rent

More court filing fees
More stress dealing with a non-paying tenant
