There were two residential properties involved. I retained the services of Mr. Kurland for one. Then one month later retained the services of Mr. Kurland for the other. Both required the recording of updated deeds. I live in Maryland. The main reason I wanted an attorney to handle these real estate transactions for me was to save myself the time & travel required to take care of them myself. After all, it is why most people hire lawyers. To save themselves leg work.
For the first property, more steps were involved. However, I had no idea it would end up being a 10-month process. I had given Dan Kurland his retainer fee up front. I had also given him the governmental filing fees necessary.
Ten months after my retaining Dan Kurland for the first property, he was texting me to say since the matter was as complicated for him as it had become, he recommended I "retain someone who specialized in this area." He also said he thought he should at least keep some of the money for the work he tried to do on the properties. That was six month ago. A full six months following the ten months since he & I began the process. As of this writing, I have not heard anything more from Mr. Kurland. He had suggested he keep some of the money. My guess is that he decided to keep all of it as if he actually had completed the transactions I hired him to do. That as well as the several hundred dollars in filing fees I gave him. I have not seen any of it back.
As far as his recommendation that I hire someone else who specialized in the type of real estate transaction I wanted done, I ignored his advice. Instead, I did it myself. It took a few months. I had to take some time off work & it required me to travel back & forth from Maryland to Philadelphia. But the actual process itself was not rocket science. I simply went to city hall in Philadelphia to find out what steps were needed in order to get the deeds properly recorded. They told me what the steps were. I followed them & got it done. I did have to pay again the governmental filing fees which I had given Dan money for before. In the end, I did what an attorney who was supposedly experienced in a particular field told me he was unable to do. And I'm not even a lawyer.
Less steps were necessary in recording the updated deed on the second property. I got this one finished one week after completing the first one. Dan Kurland never explained why he could not do this one either.
I would highly recommend Mr. Daniel Kurland to anyone looking for someone who takes your money & does absolutely nothing.
