Despite the lawyer's original explanation of evicting our tenant by the end of April at the latest with our most reasonable and legal three month notice after they neglected to pay rent for two months, he started saying on the phone after the court "negotiation" that, if he didn't make the negotiation with the tenant to move out by the end of May, we'd have to file with the court again, and the court date will be in May, and then they'd be moving out by the end of June.
It sounded like covering up his incompetence to negotiate with our original eviction deadline.
His "negotiation" costed us another month of rent.
As the result, our tenant gets no consequence with five months of non-rent payments.

Besides that, when we finally called him for the court outcome as they didn't let us know, we were surprised that he did not know who called.
No wonder he, as our well-paid representative, didn't call us from the court to explain the situation with the tenant or ask our opinion.

As of today, 3 days after the court date, we still haven't received a copy of the court document via email, which he promised us to do during the same phone conversation.
His paralegal, Sam, has been ignoring our messages.

Because my husband posted a negative review, they don't do what he promised as an attorney?
It has been ridiculous.
They don't do what they say.

If they're no longer working for us, are they going to refund our prepaid legal fee?
I doubt it.

In the beginning, Sam was in a hurry to make us sign the contract and pay the legal fee even before we had any phone conversation with the lawyer, and she has been quite slow to proceed with all her tasks.
For example, we had to remind her that she had to mail a letter to the court a week after the fourteen days' non-rent payment notice was up.
Otherwise, we'd probably have been still waiting for our first court date.

We found out that, as it's a fixed price, they don't want to do anything extra.
If you'd need to evict your unlawful tenants ASAP for your financial needs, we would not recommend this law office.

I now see more people seem to be stepping up to write their disapprovals.
We started to wonder that most of the five star reviews we trusted before ours might not be legitimate, as what we experienced with them was the quite opposite.

We thought it was very clear from the beginning what we wanted from our case that we had agreed to pay $2k for the lawyer to fully represent us, but we were wrong.
It was not easy money for us to come up with as a small family landlord.

He has originally explained that the tenant will be out by the end of April 2026.
Today, he said Mid May, and then at the end of the phone call, by the end of May.
We have made it very clear that we wanted the tenant to pay the back rent as long as they live in our property, and Mr. Lane had promised at least to get a judge's statement saying that they owe us the rent so that we could bring it to the county office to file their non-rent payments. He did not even do that.
Because NYS and lawyers like him work against landlords, we will have to keep letting tenants walk away without their duty to pay rent.

When we addressed our disappointment to him, he blamed us for not coming to the court!
We live 600 miles away and have our child in school.
He knew we could not come to the court, and therefore, with his promises, we decided to ask him to represent us for this case.
On top of that, we were waiting the whole morning for the court hearing by our phone as Ms. Tarbel, his paralegal, asked us to, while she had originally told us we didn't have to.
Why didn't he call us from the court, as he has our number, if he sincerely wished us to be there with him to counter our tenant together...?

Besides this, he or the paralegal did not let us know the outcome until we called him at the end of the day. (She hung up our call when we finally called to ask her only 10 minutes after 5pm.)
Why don't they, while they knew we were anxiously waiting to know the outcome the entire day? They think we don't care about it while it's our livelihood?

He even said that our tenants who stopped their rent payment for five months were good people.
Please... .
You have no idea how many times we received their harassing and abusive phone calls, text messages and emails and my wife got ulcers due to that.

We strove to prepare our lawyer for the tenant's exaggerations and lies at the court, so we gave him as much information as possible via emails (we didn't want to be a bother by phone calls) before the court hearing, but we got no response from him. Probably he wasn't fully engaged or too interested in our case out of his 'hundreds of other cases'.
Despite their promise that he would call us, we had to call him one day before the court date in fact.

We seem to have underestimated how much he didn't want to make an extra drive to our court again.

He represented our tenant with our hard-earned money in the end rather than us very much, for his convenience.

We feel we are betrayed, and it was way too expensive for us to hire this lawyer just for this.

We wish he understood why he gets paid so much money and took his work seriously to represent his own client.

We will not use their service again in the future, and we cannot keep running a small family rental business in NYS like this.

We are very good hardworking landlords and take our responsibility seriously to provide people safe and reasonable rentals.
We have been striving not to raise our tenants' rents even during this high inflation and covering their high electric bills for years.

This tenant delayed their rent payments for weeks and months while they were buying two expensive cars and the most gigantic flat screen TV, using the most electricity among the others and we hardly got any profit from their rent payments even before they stopped paying.
When we finally had to raise their rent up to below the current market value, they selfishly stopped paying rent.

NYS tenants, you will have no reasonable rentals even outside NYC very soon.
Probably, that's the goal.

The NYS system is really racketeering - only good for tenants and lawyers like him.
