My brother recently sold 7.45 acres he inherited from our mother, and the buyer we were working with used attorney Richard Blankenship for the closing. Our experience with his office was challenging and involved multiple delays.

The original offer was made on October 23, with a scheduled closing date of November 12, 2025. This was a cash sale, so we expected the process to be straightforward. Instead, we ended up having two or three extensions because documentation from the buyer’s attorney’s side wasn’t completed on time.

On October 31, our realtor told us that Blankenship’s office said everything looked good and we could close with no problems—possibly even earlier than expected. However, that turned out not to be the case.

On November 6, after still not receiving the paperwork, my realtor contacted the office again. She spoke with Susan, who said she had just finished the documentation and only needed the attorney’s approval. We were told we would receive everything that evening or the next morning, but that did not happen.

A major point of delay was their claim that there was no easement, despite the fact that the attorney who drafted my mother’s will specifically included verbiage confirming an easement—and another respected attorney confirmed the same. Even so, Blankenship’s office insisted that all four siblings sign an additional document agreeing to an easement, which added more time to the process.

After weeks of unnecessary delay, the sale finally closed on December 4, almost a full month after the original closing date.

Overall, while the sale did ultimately go through, the process with Attorney Blankenship’s office was far more complicated, confusing, and slower than it should have been for a cash sale. Communication was inconsistent, timelines repeatedly slipped, and the handling of the easement issue created avoidable stress and extra steps for all of us.
