I went under contract in mid-February, 2026 to purchase a home in Longboat Key, Florida with closing scheduled for mid-March. My realtor referred me to Berlin, Patten, Ebling, LLC, a law firm unknown to me. My closing was assigned to a team of three attorneys - Will McComb, Natasha Selvaraj and Matt Queirolo. Upon receipt of the survey, they pointed out that the survey revealed encroachments resulting from a 1950s subdivision plat that was uninsurable by the title insurance company, which ultimately meant the seller couldn’t convey clear title to me. My wife and I decided to terminate the contract to purchase the house we were so excited about a few weeks earlier. This team of lawyers worked seamlessly to provide me with expert legal counsel and practical professional guidance throughout the process. My first contact was with Matt late one Friday evening when he called me to provide an explanation for newly required documentation. Later when Will had to travel out of town, challenges arose in the process, and Natasha called me at home on Sunday afternoon to explain and ensure me they would work to stay on schedule. Numerous conversations occurred thereafter with Natasha and Matt in effort to determine the best course of action, and I was seriously considering accepting the title risk and moving forward with the closing. When I inquired about fees owed them, they responded “our firm policy is to not charge a client if the transaction doesn’t close”. My wife and I couldn’t believe it. I sincerely appreciated their thoughtful and accurate counsel as well as how the firm’s values manifest themselves in actual practice. If that wasn’t enough, you’re really going to like this. One week after terminating the contract, I was thinking more about how this all went down and how it seemed like a technicality prevented my wife and I from purchasing the house we wanted. I told her I was going to try to find a way to purchase the house with “clear title”. For the next 90 days, I made countless calls and sent countless emails and texts to the Town of Longboat Key, Manatee County and Matt Queirolo, who in turn sent countless emails to the title company and elsewhere on my behalf. Approximately 90 days later, ONLY WITH THE ASSISTANCE FROM MATT QUEIROLO, I found a way to obtain “clear title” to the property. We happily closed on the purchase of our new home in mid-June! Matt Queirolo went out of his way to respond to my numerous calls, texts and emails over a 90 day period in search for a way to solve the title issue, while having no guarantee that he would ever benefit in any way. He did not have to do this, and some may have speculated he was wasting his time. He did it solely from a place of service and caring for a potential client without knowing whether or not it would ever work. It’s refreshing to work with professionals who truly care about their client. In my 37 year career, I I dealt with countless attorneys…this young man is special and is going to be wildly successful!
